Know Your Rights

Tenants' Rights in New Zealand

New Zealand has strong tenant protection laws under the Residential Tenancies Act 1986 (amended 2021). As an international student, you have the same legal rights as any other tenant in New Zealand.

Bond Protection
All bonds must be lodged with Tenancy Services within 23 days. Maximum bond is 4 weeks' rent.
Habitable Standard
All rental properties must be weathertight, insulated, heated, and free from mould. Landlords are legally required to maintain these standards.
Notice Requirements
Landlords must give 90 days' notice to end a periodic tenancy (or 42 days for specific reasons). You must give 28 days' notice.
Dispute Resolution
Disputes are handled through the Tenancy Tribunal — a free, accessible process. The ARA student support team can assist you.
